Abigail Court Apartments – Frequently Asked Questions

1. What are the move-in costs?

The application fee is $85 per applicant and the $100 administrative fee serves as a holding deposit. The security deposit can range from one-half month’s rent up to one month’s rent.

2. Are utilities included in the rent?

Water, sewer, trash and pest control are included in the rent. Electricity is provided through Duke Energy.

3. How long is the lease term?

Abigail Court offers a 12-month lease term.

4. What are the late fees and grace period for rent payments?

Rent is due on the 1st of the month and late on the 5th of the month. The late fee is 10% of the rental amount.

5. Is renters’ insurance required?

Renters’ insurance is not required for affordable housing.

6. What is the policy for breaking the lease early?

A 60-day notice to move out is required. At the time of lease signing, residents have the option to pay a two-month termination fee or continue paying rent until the apartment is re-rented.

7. How is rent paid?

Rent payments may be made via ACH, debit card or credit card through the online resident portal or through a Walk-In Payment System at participating retailers. Rent is not accepted in the leasing office.

8. What is the pet policy?

Pets are welcome subject to breed restrictions. A $350 pet fee applies per pet, along with monthly pet rent of $25 per pet.

10. Is reserved parking available?

No, reserved parking is not offered.

11. Do you offer garages or carports?

No, garages and carports are not offered.

12. Are the apartments furnished?

Abigail Court does not offer furnished apartments.

13. What is the guest policy?

Guests may stay for up to 14 days without being added to the lease.

14. How are maintenance requests handled?

Maintenance requests may be submitted through the online resident portal. Emergency maintenance requests may be reported by calling the office number 24 hours a day.

15. Is there 24/7 emergency maintenance?

Yes. Emergency maintenance is available 24 hours a day.

16. How is pest control handled?

Pest control is performed quarterly for each apartment home.

17. What is the neighborhood like?

The community has a Walk Score of approximately 47 and is close to several everyday conveniences. Nearby destinations include Walmart, Publix, Sims Park, Walgreens and Port Richey Plaza.

18. What is the process for receiving packages?

The community has a package locker system located near the community living room, next to the front office.

19. What is the lease renewal policy, and how much notice is required if I do not plan to renew?

Residents are required to provide a 60-day notice to move out. If you do not plan to renew, please refer to your lease or contact the leasing office for additional details.

20. Is subletting allowed?

No. Subletting is not allowed.

21. Are there washer and dryer connections, and are washers and dryers available for rent?

All apartment homes include washer and dryer connections. Please contact the leasing team for current availability of washer and dryer rentals.

22. What appliances are included?

Apartment homes include a refrigerator, range/oven, dishwasher, microwave and garbage disposal.

23. Is additional storage space available for rent?

Yes. Storage space is available for rent. Contact the leasing team for current availability and pricing.

24. What internet and cable services are available?

The community is wired for Spectrum Internet and TV.

No, the community is not gated.

29. Is the apartment community near a bus route?

The closest bus stop is approximately 0.4 miles from the community entrance.

Affordable Housing & Income-Restricted Apartment FAQs
30. Is this an income-restricted apartment community?

Yes. Abigail Court participates in an affordable housing program, which means certain apartment homes are subject to household income limits. Applicants must meet applicable program requirements to qualify.

31. Is the rent based on my individual income?

No. At many income-restricted communities, rents are established according to the affordable housing program and the apartment's designated income restriction rather than being calculated as a percentage of an individual resident's income. Contact the leasing team for details regarding Abigail Court.

32. Are income-restricted apartments the same as Section 8 housing?

No. Income-restricted communities may participate in different affordable housing programs, each with its own eligibility, rent and compliance requirements. The leasing team can explain the program applicable to Abigail Court.

33. Are there occupancy requirements for affordable apartments?

Occupancy requirements may apply based on apartment size, household composition, community policies and the applicable affordable housing program. Please contact the leasing team for details.

34. Are all apartments at the community income restricted?

Please contact the Abigail Court leasing team to confirm which apartment homes are currently subject to income restrictions and for current qualification requirements.

35. What are the maximum income limits to qualify?

Maximum household income is based on the number of people in your household and the income restriction assigned to the apartment home. Income limits are established by the applicable housing program and may change periodically. Please contact the leasing team for current income limits.

36. What happens if my household income is above the maximum limit?

Households must meet the income requirements applicable to the apartment and affordable housing program. If your household exceeds the applicable limit, you may not qualify for that particular income-restricted apartment. Please contact the leasing team to discuss available options.

37. Is there a minimum income requirement?

Applicants may also be required to meet the community's minimum-income or other rental qualification criteria. Contact the leasing team for current requirements and any exceptions that may apply.

38. What counts as household income?

Income considered for eligibility may include wages, salaries, tips, Social Security benefits, pensions, recurring payments and other sources required by the applicable affordable housing program. The leasing team will provide information regarding the documentation needed for your household.

39. Whose income must be included?

Income and other required information generally must be provided for household members as required by the affordable housing program. The leasing team will explain which household members and income sources must be included.

40. What documents will I need to provide to verify my income?

Documentation varies based on each household's circumstances and may include pay stubs, employment verification, benefit statements, bank or asset documentation, tax documents or other verification required by the housing program.

41. Can I apply if I am self-employed?

Yes, subject to the community's qualification requirements. Self-employed applicants may be required to provide additional documentation to verify income in accordance with the applicable affordable housing program.

42. Can I apply if I receive Social Security, disability benefits, retirement income or other benefits?

Yes. Applicants with these or other income sources may apply. Documentation may be required to verify income and determine eligibility under the applicable affordable housing program.

43. How long does the income-verification process take?

Processing times vary depending on the household and how quickly required verifications are received. Applications requiring additional documentation or third-party verification may take longer than conventional apartment applications.

44. Do I have to recertify my income after I move in?

Depending on the affordable housing program governing your apartment, residents may be required to complete periodic or annual recertifications. If required, the management team will provide notice and instructions regarding the documentation needed.

45. What happens if my income changes after I move in?

Income changes are handled according to the requirements of the affordable housing program applicable to your apartment. Contact the management office if you have questions about whether an income change must be reported.

46. Are students eligible to live at an income-restricted community?

Student eligibility may be subject to additional rules depending on the affordable housing program. Full-time student households may have additional qualification requirements or exceptions. The leasing team can review the applicable requirements with you.

47. Do I have to pay an application fee before my income eligibility is reviewed?

We recommend reviewing the community's basic income and household eligibility requirements with the leasing team before submitting an application. Final determination is completed during the application process when all income documents and verifications have been received.
